May sales were down 6 Transactions from last year a 1.5% decline. That makes YTD sale up 1.3% with 21 more transactions than 2024. With 1601 compared to 1580 last year.
For inventory there are currently 1265 active listings. That is up almost 10% from April and up 31% from last May. The highest number for any month in the last 5 years. But getting closer to what we were before Covid.
Pending contracts dropped 10.3% from April, which we usually do not see a drop until August or September in contracts. But that is actually tow mre than we had last May and the same number as 2023. A new trend I had not noticed, that pending contracts have dropped earlier in the year in the couple years.
The over million dollar market is on track for a record year. even with the whole market down 32% since 2020. The aborpstion rate for that price range went down 5% in May even though active lstings increase 5%. That is becuase of sales history And we had a big May this year. 2020 was the reord setting year for total transtions but this is what Million dollars homes are doing.
