January 2025 closed sales were 235 transactions. That is 18 more than last year for an increase of 8.29%. It also was the fourth best January in the last 12 Years, only behind 2016, 2021 and 2022.
Active Listings dropped a bit this month and we are still under 1000 listings. I would say this is the new norm. but markets change always!. It has been six years since we had our normal active inventory of 1300 or more that those numbers came off the report this year.
The five years before that 2015-2019saw a high month of 1828 listings in June 2017 and a low of 1073 in December 2019 right before the change. June is usually a high month. here were the June inventory for that five year period before Covid

New home inventory has returned to pre covid norms.Around 400 active listing. the absortion rate for the under $250k new homes are high because we are just starting to half that price range again after a year with any closings. so it is takig a while based on history to have an absortion rate again.
Pending contracts are down for the second year in a row but sales up for the second year in a row so looks like more are making it to closing table than before.
