The real etate market for Edmond area, Edmond Deer Creek and Oakdale school systems, had a 7.5% increase over last July.With 30 more closed transactions than last year with 430 Closed residential houses. That brings the year to date market up 131 with 2508 closed deals, an increase of 5.5%.
Active Listings dropped by 80 from June to 1346 and pending contracts were steady with 6 more than June. The drop in inventory and an increase in sales made the absortion rates for most price ranges come down. In new homes the highest absorption rte is in the $500,000 to $600,000 price range. Most of the price ranges by July have more sales for the year than active inventory but that price range moreinventory for sales. it does have the highest number of pending contracts for aprice range in new homes. so hopefully they will close soon and help the numbers.
